Septic Information
Real Estate Disclosure Packet (as required by the Virginia Property Owners’ Association Act)

- Assessments in addition to regular assessments
- Owners of Lots entitled to boat slips pay an additional assessment for the upkeep of the marina.
- In the event the Property Owner wants a Post Office Box, a one time fee of $100 is assessed.
- Assessments and Mandatory Fees
- Annual assessments for all Lot Owners are $400.
- Annual assessments for all Lot Owners entitled to a boat slip are an additional $250.
- One time assessment of $100 for a Post Office Box.
- No other charges are are assessed by the Association, though future fees may be levied by Board vote.
- Fees from other entities
- Lot Owners are required to use community water services, as provided by Aqua Water. Aqua Water assesses a water connection fee of $X.

- POA Insurance Coverage
- POA is covered with liability insurance
- Lot Owners typically purchase homeowners’ insurance for their home and, if any, their boathouse.
- Lot Owners without homes typically purchase liability insurance.
- Compliance with Covenants and Architectural Standards
- At the time of transfer of a Lot, a statement will be provided that any improvements or alterations of the Lot or structures on the Lot are or are not considered in violation of any declaration or architectural standards of the Association.
- Sale Sign Restrictions
- A Lot Owner may place on their Lot one professional sign of not more than five (5) square feet advertising the property for sale (but not for rent).
- Flag Restrictions
- Permitted only on the lake side of the home, with maximum height of 20′ and limited to one per home.
- Solar Energy Restrictions
- No express restriction, subject to Architectural Committee approval.
- However, the Covenants state roofs “shall be covered with asphalt or fiberglass shingles, terra cotta tile, real or manmade slate, copper sheathing or wood shingles or pre-painted metal roofing.”
- The Covenants also restrict materials to be used for all other exterior surfaces.

- Association Complaint Procedure
- The Board of the Association is identified on the Association website. Any member can be contacted via mail, e-mail or telephone with any complaint a Lot Owner may have.
