  • Minimum Dwelling Sizes
    • One Story – 1800 sf of heated living area
    • 1​-​1/2 Story – 2000 sf of heated living​ ​area
    • T​wo Story – 2200 sf of heated living area
    • Note: Excludes basement area (any level in which at least one perimeter wall is below or partially below grade)
  • Minimum Roof Pitch
    • Primary Roofs – not less than 8 1/2:12
    • Minor Roofs and Porches – not less than 3:12
    • Eaves minimum overhang 12″​
  • Minimum Setbacks
    • Street​ 50 f​t
    • Side​ ​ 10 f​t​
    • Rear (adj. to lake)​ ​ 15 f​t
    • Buffer (to lake edge)​ 50 f​t​
    • Setback to Buffer​ ​ 10 ft
    •  Note: County standards may exceed these setbacks.
    •  Roof overhangs may extend into yard areas subject to State and County regulations.
  • Annual ​POA ​Dues
    • Homeowners and Lot owners ​$400
    • Additional for ​Boat Slip​ owners $250
    • Note: ​Annual HOA Assessments are due by the end of February for that current year. $25 late fee is added for annual payments after 30 days and Interest accrues at 1% per month
  • Colors, Paints and Stains
    • Darker colors are strongly encouraged
    • Warm earth tone off-white, yellow, cedar, dark green OK
    • PROHIBITED: Blues, cool-grays, bright yellows, bright white, corals
    • Only “solid-hide” stains or paint may be used for siding and trim
  • Boathouses and Piers
    • Minimum 18″ roof overhang
    • Cedar Shakes or Asphalt/Fiberglass Architectural Shingles
    • “Weathered Gray Blend” color preference
    • All columns shall be boxed 5″x7″ minimum finished dimension
    • Satellite dishes not permitted on docks or boathouses if visible from any adjacent structure
  • Lakefront Buffer Zone and Views
    • No turf grass or lawns permitted in the 50 ft.Buffer Zone
    • Within area of the 50′ Buffer Zone you may only clear a window of 30% frontage with exception of trees > 6″ in diameter
    • Remaining “sideline buffer areas” must be preserved/ replanted
    • Dominion and Peete River Farm Covenants require replanting of a minimum of one canopy tree for each 300 sf of cleared Buffer Area
